How to Prepare Your Home for Real Estate Photos | A Seller’s Checklist

Why Preparation Matters More Than You Think

Real estate is a visual-first industry. In competitive markets like Snohomish County, buyers often decide whether they’re interested in a home before ever stepping inside. Strong photos start with strong preparation.

Declutter Like You’re Moving (Because You Are)

Less is more. Remove personal items, excess decor, and anything that distracts from the space itself. Think clean surfaces, open sightlines, and room to breathe.

Clean Everything, Yes, Everything

Smudges, dust, and water spots will show up in photos. Focus on:

  • Countertops and appliances

  • Mirrors and glass

  • Floors and baseboards

Lighting is Everything

Open all blinds and curtains. Replace burned-out bulbs and aim for consistent lighting temperatures throughout the home.

The Final Details

  • Put toilet seats down

  • Hide trash cans

  • Straighten pillows and furniture

  • Turn on all lights

The Result

A well-prepped home photographs brighter, cleaner, and more inviting which directly translates to more clicks and showings.
